What Rental Homes Are Renting For in Littleton and Highlands Ranch This Winter

If you own a rental home in Littleton, Highlands Ranch or Lone Tree, this winter looks different from the last two. Renters have more choices, apartment complexes are discounting, and homes that are priced right still lease in days while the rest sit. Here is what we are seeing in late October 2026.

What homes are renting for right now

These are recent asking rents for homes and condos near us, from listings on the major rental sites:

Why it feels slower: apartments are discounting

The big change is the apartment communities around Littleton. Many are cutting rents and offering move-in specials. Some one-bedrooms near downtown Littleton dropped more than $200 a month in October alone, and some complexes are offering a free month to fill units. A renter comparing a home to a new apartment with a pool and a free month now has real leverage.

What still rents fast

The homes leasing in days share a few things:

  • Priced right on day one. Homes that start high and cut later sit the longest. The first two weeks of a listing get the most attention.
  • A garage. In our market, condos with a garage rented fastest and at the top of the range.
  • In-unit laundry, updated floors and fresh paint. Small updates are what separate a home from the apartment down the street.
  • Great photos and a video tour. Most renters decide whether to see a home from their phone.

Timing a winter listing

November and December are the slowest months for rentals here, and January picks up. If your home is vacant now, it usually pays to list right away at the right price rather than wait for spring. We also set lease end dates in late spring or summer when we can, so the next vacancy lands in the busiest season.
