Screening Criteria
Applicant has the right to provide Tri Home Life, LLC with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Tri Home Life, LLC with a PTSR, Tri Home Life, LLC is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Tri Home Life, LLC to access or use the PTSR. Any application utilizing a valid PTSR will be processed in the order received, subject to the screening criteria outlined below.
Application and fees are collected from each adult 18 years of age and older. Fees are not refundable if the application has been processed. We will process your application in the order in which it was received, including completion of the application, the collection of appropriate documentation, and the application fee.
Tri Home Life will conduct a search of public records and pull a consumer credit report and criminal history report to determine whether the applicant or any tenant has a history of qualifying criminal convictions or deferred judgments in accordance with state law. In compliance with the Colorado Rental Application Fairness Act, pending charges or outstanding warrants will temporarily pause the final determination of the application process until the charges are legally resolved. Units are not held awaiting appropriate documentation, rental references, verification of any outstanding financial obligations, nor resolution of pending criminal charges.
Inaccurate or falsified information will be grounds for denial of the application. Any applicant currently using illegal drugs will be denied. If approved for tenancy and later illegal drug use is confirmed, eviction shall result. We do not rent or lease residential premises for any kind of business purposes. Any individual whose tenancy may constitute a direct threat to the health and safety of any individual or property or property of others will be denied.
CONDITIONAL APPROVAL & SECURITY DEPOSITS:
Tri Home Life reserves the right to grant a Conditional Approval to applicants who do not fully meet all standard qualification requirements (such as minor credit deficiencies, lack of established rental history, or marginal debt-to-income ratios). In cases of Conditional Approval, Tri Home Life reserves the right to charge an increased security deposit of up to two (2) times the standard security deposit amount, in accordance with Colorado statutory limits.
Occupancy
- Occupancy is based on the number of bedrooms in a unit.
- Two persons are allowed per bedroom
General Summary
- Positive identification with a picture will be required.
- Each applicant will be required to qualify individually.
- All legal sources of income will be considered.
- Applicants must be able to enter a legal and binding contract.
Financial Information
- Monthly income should be equal to two times the stated rent and must be from a verifiable, legal source.
- For applicants utilizing housing subsidies or vouchers, this income requirement is calculated based only on the portion of the rent for which the tenant is personally responsible.
Employment Details
- Twelve (12) months of verifiable employment will be required if used as a source of income (i.e. alimony or child support, trust accounts, grants, housing assistance, etc).
- Self Employed applicants will be verified through the state corporation commission and will be required to submit the previous years' tax returns.
Residential History
- Twenty four (24) months of verifiable contractual rental history from a current third party landlord or home ownership is required.
- A five (5) year history free of court-ordered eviction judgments is required.
- Dismissed eviction cases or sealed records will not be used as grounds for denial.
- Past due rent will be grounds for denial.
- Two or more 72 Hour/Three Day Notices within one year will result in denial of the application.
- Rental history reflecting a rental reference response of, “will not re-rent” or a similar comment will result in denial of the application.
Credit Screening
- Negative or adverse debt showing on a consumer credit report may require a conditional approval and an additional security deposit up to two (2) times the standard deposit amount.
- For standard applicants, minimum requirements are a credit score of 600 or higher on a consumer credit report from each applicant.
- For applicants utilizing public housing assistance or vouchers, blanket minimum credit score requirements do not apply, and credit history will be evaluated individually based on adverse items within the applicant's direct control.
Criminal Convictions and Other Reasons for Denial:
In compliance with the Colorado Rental Application Fairness Act, Tri Home Life does not consider arrest records that did not lead to a conviction, nor do we consider criminal convictions or deferred judgments where the date of disposition, release, or parole occurred more than five (5) years ago.
- An application may be denied if the applicant has been convicted of, or pled guilty or no-contest to, a felony within the past five (5) years involving serious injury, kidnapping, death, arson, rape, sex crimes and or child sex crimes, extensive property damage or drug-related offenses (sale, manufacture, delivery or possession with the intent to sell) or a felony burglary or a felony robbery.
- A conviction, guilty plea or no contest plea where the date of the disposition, release or parole has occurred within the last five (5) years for any misdemeanor or gross misdemeanor involving assault, intimidation, property damage, or weapons charges or that is sex-related or drug related (sale, manufacture, delivery or possession with intent to sell) are also reasons for denial.
- A conviction, guilty plea or no contest plea where the date of the disposition, release or parole has occurred within the last five (5) years, for any misdemeanor in the above categories or those involving criminal trespass, theft, dishonesty, or prostitution are also grounds for denial.
Statutory Exceptions: In accordance with Colorado law, a conviction, guilty plea, or no-contest plea will result in automatic denial regardless of the time elapsed since disposition if it involves:
- The unlawful manufacturing or distribution of methamphetamine.
- A statutory offense requiring registration on a state or federal sex offender registry.
- First- or second-degree arson.
Applications can be denied for evictions judgments within 5 years, poor credit rating (subject to voucher exceptions), poor landlord references, lack of income, lack of verifiable information, inaccurate, incomplete or falsified information on the rental application as well as observed inappropriate behavior defined as harassment of any kind, including menacing or threatening behavior directed at management staff during the application process.
